46 The Commons, Little Compton

SOLD 2006

A stately structure of classical proportions and timeless grandeur, the Bodington House is a prominent landmark on the picturesque Town Commons. Framed by a row of towering Linden trees and an antique wrought-iron fence, this distinguished property presides over the commercial center in the heart of Little Compton, a quintessential New England seaside community.

Built c.1850 by Oliver C. Brownell, a representative in the Rhode Island General Assembly, the house was later acquired by fellow statesman and R.I. Senator Frederick A. H. Bodington. For four generations the house was part of an expansive farm owned and occupied by the Bodington family. Photographs over the past two centuries reveal remarkably few changes to the simple, yet striking facade and the surrounding village landscape.

The house itself, a Victorian-era gem, is a splendid example of Italianate influence and local architectural styles. Exterior features include traditional clapboard siding, bracketed eaves and lintels, paired interior chimneys, a central pair of round-head windows, elongated windows, distinctive iron cresting, a columned portico and a massive front door framed with sidelights. Exquisite interior details include nine-and-one-half-foot ceilings, a banistered center stair, floor-to-ceiling windows with original interior shutters, original wide-pine floors, original mantles and trim, and ornate cast-iron radiators.

The home has been beautifully restored and is presently a year-round residence with a well-established Bed and Breakfast and a separately-metered apartment. The first floor has a spacious and flowing floorplan, with an elegant center hall, a formal dining room, an eat-in-kitchen with pantry, a north parlor with a gas stove, a south parlor with a fireplace, a den, a fully-enclosed front porch, a laundry room, one and one-half baths, and a vestibule. A gracious center stair winds to a lovely second-floor sitting area - flooded with afternoon sun and expansive views over the Commons. The north wing serves as an apartment, with a full kitchen, full bath, bedroom, and a living room with custom-framed murphy beds. South of the upstairs landing, a door leads to well-appointed guest accommodations with a full bath. In charming period fashion, many rooms connect and doorways abound - offering the advantages of a versatile and easily-reconfigured floorplan. A back stair serves as a more private access to the master bedroom suite which includes a whirlpool bath and full-size shower. An additional flight of stairs leads to a third-floor loft with skylights (presently an artist's studio) and two small, finished, endrooms with round-head windows.

Recent updates and amenities include a lightning rod system, invisible fence for pets, generator system, new oil tank and hot-water heater, new supports for all three chimneys, new linings for the south and north chimneys, copper gutters along the front, and a newly-painted exterior. The grounds boast well-tended perennial gardens, a shaded sideyard adjacent to the town's charming red-brick library, and a large backyard with off-street parking and a garden shed.

There are two serviceable artesian wells on site. The septic system was designed and installed for four one-bedroom apartments. The house is a documented multi-family dwelling and the .95 acre property is commercially zoned.

This property is an exceedingly rare opportunity for a grand in-town residence and an ideal location for various civic or commercial endeavors.
